The iconic Dudley Hass Distributing building received a dramatic transformation thanks to BP Commercial. What was once an industrial warehouse is now home to Downtown 301, a premier events center designed to host up to 1000 guests.
The venue preserves a great industrial feel, while sparkling chandeliers create an elegant welcome for formal affairs in either of the two ballrooms.
“Our small ballroom (the Red Ballroom) can accommodate up to 200 comfortably for dining, and contains a fully-working bar,” said Tiffany Browder, Venue Coordinator for Downtown 301. “Our large ballroom (the White Ballroom) can accommodate 800 comfortably for dining and entertainment.”
The larger of the two event spaces comes with a stationary stage, a moveable bar, and a beautiful winding staircase leading to a balcony area
that can seat 80 comfortably. The balcony area features private bathrooms and direct stage viewing, making it the perfect VIP lounge.
Event hosts enjoy many perks such as complimentary wi-fi service and equipment for up to 400 banquet guests, open food and beverage choices, coordinated security services, convenient delivery docks, and flexible decorating timelines. A complimentary bridal lounge is also available.

“We offer plenty of off-street parking,” Browder said. “And we provide ‘event parking’ signs so your guests will know where to park.”
The venue sits on the corner of 2nd Street and Mary Avenue in downtown Waco, blocks from the Magnolia Silos, three quality hotels, and Shops at River Square Center making it a perfect weekend wedding destination. Baylor University, Cameron Park, and dozens of museums are within half a mile driving distance as well.
“Since Downtown 301 opened, it has been host to many breathtaking events including weddings, receptions, anniversary parties, holiday celebrations, corporate events and much more,” the venue coordinator said. The venue is available for events seven days a week and holidays too.
